Duffield Associates assisted WF Ventures, LLC in the environmental remediation and commercial redevelopment of a challenging and longtime neighborhood eyesore in the Brandywine Hundred area of Wilmington, DE.  This effort included successfully obtaining a Brownfield Certification for the site on which a 50 year old vacant gas station and small retail store existed.  The site had been the focus of a growing number of neighborhood complaints and code enforcement actions.  In addition, the gas station had leaking underground gasoline tanks that had extensively contaminated soil and groundwater beneath the site.  Finally, the site was contributing to drainage and flooding problems on the neighboring residential properties.

Duffield Associates’ engineers and scientists were successful in having the site classified as a brownfield redevelopment site; developed a plan for remedial environmental investigation and clean-up and worked collaboratively with Delaware Department of Natural Resources (DNREC), the developer, local officials and the local civic association to site, design and construct a neighborhood bank.  The site design for the bank utilized green technology for the management of stormwater and resulted in elimination of the flooding of the neighboring homes.  Duffield’s engineers worked closely with the project architect to design and site a building which harmonized with the neighborhood context, while providing a much needed neighborhood service.  Extensive site landscaping was designed to further complement and enhance the design.  When completed, this project was applauded by its neighbors and local elected officials… and is repeatedly cited by planners and elected officials as a model for brownfield infill redevelopment projects.
